A: Yes. If you ever have to evict a tenant, when you go to court, the first thing the judge will ask you or your representative is, “ Do you have a rental license “? If you do not have one, the case against the tenant will be dismissed.

A: We usually advise against it but if you must, make sure there is a management company in place. You are now running a business. You must conduct things as such. Things will and do go wrong. You should have a buffer (management) to communicate effectively to your friend or family member to preserve the relationship as much as possible.

A: It depends. If you are going to keep the property for at least 5 years or more, it pays to invest in better upgrades now for greater benefits in the future. In addition to that, it reduces the chances of tenant complaints from constant repairs. Choose wood floors over carpet. Granite countertops or Quartz over laminate. Stainless steel appliances over white or almond. When it’s time to sell the property, you won’t have much to do.
